Whether you are dealing with an attorney, Realtor, or seller, several things
happen next, some of which are mortgage qualification, appraisals and
inspections.

U.S. Home Inspection Team will perform a comprehensive visual inspection of
the property. Any material defects will be noted with estimates, which include
labor and material to correct these deficiencies.

In addition, we can also inspect and test (at an additional cost) for air quality and
mold. Septic tank/drain field and seawall inspections are also available at an
additional cost.

You will receive a detailed computer generate report within twenty-four hours.
It is extremely important for you to be present during the inspection. How long
will this take? It all depends on the condition of  the property. In addition, be
prepared with questions, this is your opportunity to check the house with us.
The time you spend there is invaluable. Not only would
you see first hand any visible defects, but you will have an opportunity to
become familiar with your new property.

At this point you may be thinking, are we done yet? Not quite. These basic
guidelines apply toward all types of purchases: single family homes, townhouse
and condominiums. However, with regard to the last two, there are important
factors, which you or your Realtor should investigate:

Associations and their bylaws · Assessments

Associations vary from development to development. One common theme
is that they all take your money in the form of maintenance fees,
monthly/quarterly. Some of your concerns should be directed towards: Roof:
Who is responsible for repairs/replacement? How old is the roof?Termite: Who
is responsible for treatment? Coupled with these, are there any upcoming
assessments for: A new roof, painting, community pools etc.? Ask don't assume
anything. Check with the association, neighbors, sellers, so you don't get
"stuck" with a costly bill upon moving in.

Last, take the time to check with local building departments with regards to
permits for the piece of property you are purchasing. Many homeowners are
very handy when it comes to renovations, additions, etc. They do everything
well, with the exception of applying for the necessary permits. As is the case
everywhere, you need permits for numerous repairs etc. What's the big deal?
When you close on a home, you become the owner of record, and any work
improperly done become your responsibility. US Home Inspection Team has
seen cases where the city will fine you, make you undo or remove work done,
translating into $$$ out your pocket. Most cities do not charge for information
about recorded permits, and it is invaluable to you.

Overwhelmed?? All this is not meant to scare, but rather, educate you. The
more you ask, investigate, the better off you will be. Not only that, but also
these issues apply on any home you purchase. Never become complacent!!
